FAQ's

1. Has the project obtained all necessary statutory approvals from the statutory authorities?
Yes. The project has obtained the following approvals

     i.     Approved by Cyberabad Development Authority
     ii.    Approved by Greater Hyderabad Municipal Corporation.
     iii.   The land belongs to the Government (APHB) and it has Clear Title. Hence it does not require ULC clearance.
     iv.    NOC from Airport Authority is obtained.
     v.     NOC from the Fire Department is obtained.

2. What is the Project Completion period?
December’2010

3. What is the Car parking space provided for occupants and visitors?
2 Cars per flat + parking for Visitors

4. What is the Reputation of the builder?
Has been in the Market since 14 years.

5. What is the system followed for the supply of water?
Sufficient water and electric supply shall be provided. Recycled, Ground water controlled source from Water Board.

8. What are the features of the Home Loan?
     a)     Lending Institutions : ICICI, HDFC, LIC, ING Vysya, and Nationalised Banks like State Bank of India etc.
     b)     Rate of Interest : Depending upon the Bank Rate of Interest
     c)     Processing Fees : Depending upon the Bank.
     d)     Percentage of the Loan : Between 85% to 90 % depending upon the Eligibility Criteria set by the Financial Institutions

9. What are the documents required for processing a Home Loan?

  •    3 months payslips
  •    TDS certificates for the last 3 years
  •    Bank statements showing credit entries for salary / professional fees received for the past 6 months.
  •    Professional qualification certificates (optional)
  •    Copy of the property Agreement of Sale / Tripartite Agreement
  •    Construction Agreement
  •    Proof of Age
  •    Proof of Residence
  •    Photographs with signature

10. Is there any membership provided in the club?
No, Membership is not provided in the Club. The Club is exclusively for the Occupants only. The occupants automatically become the members of the Club.

11. Will there be any special discount if the customer makes One-time payment?
Negotiable.

12. Do you conduct site visits?
Yes, on need basis only for local residents. Please contact Marketing Executive, Marketing Department.

13. Can two flats be purchased and converted to Duplex?
We have Duplex flats available

14. Will the land be registered as Undivided Share?
No. The Undivided Share of land will be transferred alongwith Sale of Flat in one document as calculated below.

15. Is the property converted for Residential use?

Permission is accorded only if it is as per the applied request. However, the use of the land is Multipurpose i.e, can be used for Residential & Commercial.

16. Who will maintain the Property on completion?
First year by Ramky and then handed over to the Society / Association formed by the Owners.

17. Why is the payment schedule not linked to progress of individual flats?
In high rise structures it is not possible to do so. While the slab laying is happening on higher floors, simultaneously, on lower floors Brick Work, plastering etc will be taken up. In fact this is a more economical to customers.

18. Will the flats be registered as semi-finished ?
No.

19. Will the company pay penal interest/rent in case of delay in construction ?
Ramky will try its level best to complete the project ahead of the schedule. Only in extreme circumstances there is a chance of delay, and that too under force majeure conditions. In any case, the sale agreements are approved by APHB and hence we cannot alter them now to incorporate new clauses.

20. How many swimming pools are provided?
There are 2 swimming pools. One for ladies & kids and one for Gents
